Looking at the listing photos, The Stage Coach always recommends the Trophies comes down from the walls. We get that you’re proud of your kill – but animal heads can turn buyers off. With a limited number of buyers in this market, you cannot afford to take chances with anyone shopping.While all of the photos were taken at appropriate angles, we did locate a couple candidates for Friday’s “What’s Wrong with this Picture?”

152 Mesa Sierra @ $360k, it has been on the market for 170 days. Great Photos! Nicely Staged – though The Stage Coach is not big on making sure there’s a throw on every bed, sofa and chair. shed!  The exterior facade picture is excellent!  You do not see a lot of homes with this kind of old world charm in Central Texas.  That makes this home stick out in my mind!

214 Lonely Pine Cv @ $390k, it has been on the market for 56 days.  The Stage Coach would expect them to go +180 days as a result of the color choices for the walls.  Counted four, maybe five. Two of which were less than desirable, and the Aqua Blue is in many rooms.  The wall under the bar was stone that did not mesh well with the countertops… neither of which mixed with the blue paint, so we’re not really sure why The Statesman picked the kitchen over the facade for the paper.

If we look at these six homes alone, you will discover:

• Most homes were likely not visited by a Professional Home Stager  - one may have been, but was more likely done by a “Stagent”.
• Most homes were likely visited by a Professional Photographer – and should be.
• Three of the six had interior pictures – one of them looked like a corner bar.

@ $808k, it has been on the market for 295 days.

Looking at the listing photos, The Stage Coach could tell from the first inside photo that this was a Vacant Home with Home Staging Furnishings. In this price range, it is not recommended to show a rug in an empty room as a listing photo.  In fact, it is penny-wise and dollar foolish not to have Staged this room fully.

The Statesman showed the dining room as the featured room – likely due to the other rooms you can see in the back ground. We would have stuck with four chairs, and ditched the two that do not match.

4501 Noble Hill

@ $899k, it has been on the market for 256 days.

Great Photos! Nicely Furnished! We personally don’t get the use of fabrics on tables, but the home has little to criticize from a Staging perspective.  It is generally accepted Home Staging practice to remove all trophies.  We get that you’re proud of your kill – but animal heads can turn buyers off. With a limited number of buyers in this market, you cannot afford to take chances with anyone shopping.

The Statesman showed the foyer, which, while aptly decorated, is not what we would consider a selling feature.

4101 House of York

@ $1.225 million, it has been on the market for 46 days.

Quite a few of the listing photos were of the outdoor living area.  The interior pictures did include the high points and were nicely done.  About the only criticism as a Home Stager would be the on the Bedding in the Master Bedroom – it fails to spark any emotion other than, “Meh!”  The Stage Coach always refers his clients to Macy’s, just to see how the professionals merchandise bedding.  Want your Master Bedroom to make an emotional connection on buyers?  Do what Macy’s does.

The three other homes have contracts on them in one phase or another. Congratulations! (One took +500 days)
